What It’s About:
Builders are running low on lots and land purchased at "the bottom." Going forward, many will be utilizing lots that were bought at much higher price levels. This leads to perhaps the single-most important question facing the home building industry in 2016: Go further out or stick to the tried-and-true submarkets? This session will look at housing trends and data to help you determine if you should pay premium prices for "A/B" locations or if the more peripheral areas that are currently considered "C" will become the "A" and "B" areas in the next two to three years? We know the decisions for 2017 and 2018 have to be made today – we’ll provide you with the tools needed for you to make an informed decision for your market.
What You'll Learn:
Understand the "Price Wave" – the familiar pattern of home/land price movement that occurs as land becomes scarce in the core submarkets.
Learn the differences in lot and land prices in today's hot submarkets (all around the country), but also in the "next wave" submarkets.
Track home builder markets and submarkets using a variety of data sources, many of them publicly available, with no associated cost.
Recognize the key factors that need to be considered when buying lots and land.
